Position Description: The Maintenance Zone Manager position provides supervision to the facility management staff and Zone supervisor(s) to ensure the successful delivery of building operations and support services for the facilities managed by General Services. Performs related duties as required and may be required to serve on call.
Typical Duties:
- Manages day to day facility operations and maintenance including supervision of staff and vendors.
- Assists the Facility Maintenance Manager in researching and implementing new processes and technology to improve operational efficiencies.
- Supervises delivery of contract services.
- Maintains excellent customer relationships and customer service orientation of the team.
- Assigns work orders for contract service providers and technicians.
- Ensures timely and quality service delivery to customers.
- Communicates contract service findings to technicians and management to resolve problems.
- Provides reports on open and closed work orders and checks status with the appropriate technician or vendor.
- Approves completed paperwork and invoices submitted by vendors.
- Trains vendors on work order and billing procedures.
- Reviews invoices against service records.
- Maintains files on work orders, proposals, and department files.
- Monitors customers inquires and concerns through the integrated workplace management system.
- Assists technician and management with necessary information for facility inspections.
- Uses PC for work order system, email and training.
- Assists with process and procedure training of vendors.
Minimum Qualifications:
Education and Experience: High School Diploma or equivalent and ten (10) years of Facility Management experience including five (5) years of increasingly responsible supervisory/lead experience and/or project management experience. Additional education may be considered in lieu of some experience.
Licenses Required: Valid Driver License. Selected employee must be able to pass an MNPD background check.
Preferred Experience, Knowledge, Skills, and Abilities:
- Experience utilizing green building practices and LEED.
- Experience writing, comprehending and interpreting instructions; short correspondence, routine reports and memos and ask clarifying question to ensure understanding.
- Experience presenting information to large and small audiences.
- Intermediate computer skills, including Microsoft Office, AutoCAD, and Integrated Workplace Management Systems or similar tracking software systems.
